Pre-Site
Stage One

Sales consultant:
• Finalizes plans
Senka completes sales docs.
• Sign land contract, provide subdivision plan, design guidelines.
• List requirements.
• Confirm house siting on land.
• If untitled land, provide approximate title date.
• Provide lending institution details, pre-approval letter.
Stage Two
Senka Homes will finalise your Colour and Product Selections appointment.
Review the HIA Contract prior
to the next appointment.
Stage Three
The HIA contract and associated documentation is presented to you
for signing.
Client to sign the HIA contract and pay the balance of 5% deposit.
Stage Four
• Developer approval is sought.
• Plans and associated documentation is lodged to obtain a building permit.
• Final construction plans are completed and forwarded to you to be signed and returned.
• Material orders placed with suppliers.
Finance documents provided to Senka Homes showing the capacity to pay.
• Land - Provide proof of ownership, if not already provided.
• Sign all final documents.
Stage Five
• File is ready for site.
• A site start meet and greet will be arranged to formalise and review all documentation as well as meeting your Site Manager.
Attend site start meeting to gain an
understanding of the construction process.
• Clear site of all rubbish, grass to be slashed, trees including roots and shrubs removed as required.
On-Site
Base
• Progress payment to be authorised and paid by you, or forwarded to your lending institution for payment.
• Sign land contract, provide subdivision plan, design guidelines.
• List requirements.
• Confirm house siting on land.
• If untitled land, provide approximate title date.
• Provide lending institution details, pre-approval letter.
Frame
• The stage when a home’s frame
is completed.
• Frame stage claim invoice will be
raised and sent to you for payment.
• Progress payment to be
authorised and forwarded
to your lending institution.
Lock Up
• The stage when a home’s external wall cladding and roof covering is fixed, including external doors and external windows (even if those doors and windows are only temporary).
• Lock up stage claim invoice will be raised and sent to you for payment.
• Progress payment to be authorised and forwarded to your lending institution.
Completion
• The stage when all architraves,
skirting, doors and cabinets
(excluding stone benchtops)
of a home are fitted and fixed in position.
• Fix stage claim invoice will be raised and sent to you for payment.
• Progress payment to be authorised and forwarded to your lending institution.
Stage Five
• All Building Works excluding appliances are completed in accordance with the Contract Documents.
• Final inspection of your new home is to be undertaken.
• Final invoice to be raised and sent to you for payment.
• Final settlement of all monies to be arranged at Head Office (EFT or Bank Cheque).
• Appliances to be installed upon settlement.
• Owner to inspect home with Senka Team and sign off the Certificate of Final Inspection.
• Progress payment to be authorised and forwarded to your lending institution.
• You need to contact your lending institution and understand their requirements for the final settlement.
• Settlement completed (EFT or Bank Cheque only accepted).
Senka Homes Responsibilities
• The Builder contacts you to arrange a 3 month post completion service call.
• Post completion inspection is carried out 3 months from settlement.
Client Responsibilities
• Owner to provide a list of post completion inspection service items to be inspected.
• Owner will meet with a Senka Homes representative to inspect their new home.
• Owner must provide access to all trades as appropriate.
• Owner to sign off all service items upon completion.
